Choosing a Smaller Home Builder to Build Your Energy Efficient Home in AZ Can Come with the Good and the Bad

The advantages of going with a smaller, custom home builder in Arizona are:

1.       Your floor plans, layout and design are all customized to your vision (along with your architects) and they, most likely, will be only slightly changed.
2.       You get more bang for your buck than you would with a Pulte, Toll Brothers or publicly traded builder.
3.       You have more control throughout the process and will be working closely with the architect.
 
However, from an energy efficiency standpoint, the disadvantages include:

1.       Custom home builders may not have the resources to create a highly efficient home.  Yes the architect may be LEED certified but even LEED for Homes has deficiencies that an architect may not catch unless they are also BPI certified.
2.       Because architects are working so close to the home owners things that are best for efficiency may conflict with the homeowners desires and may ultimately be disregarded.
For example, it is best to have subterranean returns in the Phoenix area with air handlers and ductwork located inside the home.  Unless your architect designs your home from day one, they may have to start from scratch because there was no space left to put the air handler or ductwork inside and the homeowner did not want to give up any livable space for an AC unit.
3.       A smaller builder (whose company is not publically traded) will likely sub his trades out. This is disastrous for efficiency. This was how homes were built for the last 100 years: you have the framer, electrician, HVAC, plumber and drywaller all working separately. This is the main cause of inefficiencies in a home.

My wife and I want to have a custom home built, but we're not sure how to get those plans together. It makes sense that we might want to work with a home builder to ensure that we do this right. I can see how having someone who can help with getting the layout figured out would be really helpful for us.

My brother has been thinking about being more energy efficient with a custom home in order to be better. He would really like to get some help from a professional in order to be safer. I liked what you said about how they should be LEED, and BPI certified because they can catch more deficiencies.

It got me when you said that small home builders will ensure that the floor layout and design will be based on what you really prefer. I guess I would be choosing these types of the home builders because I have a vision that I want for my home. I have planned for this ever since I was still studying, so I hope that they can achieve that this year when I have found a professional that I can hire.

It got me when you said that working with a small builder would be able to ensure that the design, layout, and all are customized well according to your liking. I will definitely consider that when I look for a custom home builder. It's because I have this vision that I had in mind ever since I was a teen on how my dream home will look like, so I hope that it will be achieved with the contractors that I will hire.

Building smaller has many advantages, both practical and philosophical. A smaller home costs less to build and operate and is easier to maintain.

I appreciate that you explained the importance of planning to execute the proper installation of units. My cousin mentioned to me last night that he planned to have his own custom home and asked if I had any idea what is the best option to do when designing his home layout from scratch.
